About Us: New England Vacation Rentals is a locally owned full service property management company that specializes in managing and marketing vacation home rentals in the Northeast from Cape Cod to Maine.  We started out as “owners” renting our own homes in 2001.  As we continued to navigate the marketing of the rental market we took on several other “friend’s” rentals and over a few years grew to now managing over 100 vacation homes. We take our guests and owners feedback very seriously and are constantly expanding our services and amenities that are requested and now have many pet friendly homes, summer homes with a/c, homes with Internet, ski homes with Recreation rooms and fireplaces.  All of our homes must be professionally cleaned and maintained. We strive to provide each guest and owner with exceptional quality, value, and customer service.

Company Philosophy: Memories are made in our vacation rental homes.  We only do rentals and are totally committed to do everything we can to carefully screen all potential guests, get your home rented and to make sure your home is well taken care of.  We do not sell real estate either so we can completely provide you with 100% rental services.

How we get Paid: There is a $75 set up fee to be part of our Rental Program.  We are then paid a commission based on a confirmed reservation on behalf of the owner—so no risk to you. 

Cleaning and Maintenance Requirements:
All NEVR homes must be professionally cleaned and inspected upon each guest departure.  We have a service that handles this for us on behalf of our owners.  This fee for this service is charged separately to the owner. 

If you choose to use your own cleaning service for cleaning and inspection--Please make sure you select a reputable cleaning service, as this is the most important feature of your home.  We are happy to provide you with a “cleaning check list” for your cleaners.  Your home must be in top working order.

Included in our Rental Reservation Commission:

  • Provide full marketing/advertising exposure for your property.
  • Assistance with home set up for maximum appeal to potential guests.
  • Guidance for suggested rental rates to be charged.
  • Photograph Your home for Marketing
  • Maintain your property listing on our website and other websites in which we advertise.
  • 24/7 Online Booking Availability
  • Screen all potential guests and book and process all reservations.
  • Collect all rental revenue including security deposit.
  • Collect from Guest and Pay applicable State Lodging Sales Tax if required in your State
  • Acceptance of Credit Card Payments from guests.
  • Provide all Guests with Rental Policies and Home Guidelines
  • Prepare year-end Internal Revenue rental income reports such as Form 1099.
  • Offering of Concierge Services to Guests such as Airline Travel, Car Rental, Equipment Rentals, Groceries, and Area Attraction Tickets etc.

New England Vacation Rental Homes reserves the right to select homes for management that are in specific geographical areas, that are accompanied by an upfront set up fee and that meet furnishing and amenity requirements. We are currently only accepting applications for consideration in the following communities: Harwich Port, West Harwich, South Harwich, Chatham (all areas), Dennisport and West Dennis.

Complete Property Management And Home Improvement Services
We offer all services that will help you keep your home looking its best and in top working order.  The fees for these services are billed separately and are not included in our commission based reservation service.

  • Assist or completely handle a “rental refresh” of home with interior redesign services for maximum rental appeal.
  • Property Maintenance services as needed before, during and post rental season.
  • Monthly House Checks during the Off Season months
  • Linen Service for while you are using your home
  • All Cleaning-Interior, Windows and Carpet

  • Opening and Closing your Seasonal Home
  • Assist with Service Calls from Home Care Providers

Hours of Operation:
Monday –Friday 9am-5pm.  Saturday and Sunday for check ins/outs and on call for guest emergencies only.  Want to meet with us? –No problem.  Just call us for an appointment.
