New England Vacation only handles vacation rentals and our mission is to take great care of our guests and will continue to do so year after year.

All reservations are provisional until accepted by our property owners.
Upon confirmation acceptance of your reservation a confirmation with payment details will be sent to you either by email or US Mail.
Policies
Please be aware that we are not always the exclusive agent for many of the properties that we manage so we must confirm all reservations with our property owners first, we will notify you with in 72 hours of acceptance of your reservation. We will do our best to accommodate you in your deposit request. However, if due to circumstances beyond our control, a reserved accommodation becomes unavailable or uninhabitable, substitute accommodations will be offered.
Travel Protection Coverage is highly recommended but is an optional service through our insurance affiliate Travel Guard.
Note that each vacation rental home is individually owned and therefore reflects the tastes of each owner. Most properties are available for your viewing when not occupied. Some homes may only be available to view on our website under property details. Since we are unable to make other arrangements upon your arrival, when at all possible, we suggest that you inspect the property personally prior to your arrival, especially if you have specific personal requirements or are concerned with the quality.
Viewing a Home
We believe our website provides a good overview of each property with information and many photos. However, if you would like to tour a home, there is a non-refundable $35 reservation fee (that would be applied to you payment if you booked with us) and a limit to viewing 3 properties of your choice. Many properties may not be available for your viewing especially during the peak months when occupancy is at our highest. During peak months most vacation rental homes may be toured between 10AM-3PM if not occupied.
Payment For your Reservation
A reservation can be confirmed with a 50% deposit plus any other applicable fees such as a $35 processing fee, the $55 security deposit protector fee, refundable security deposit, and state lodging tax (if applicable) at time of reservation. Your reservation will be cancelled without notice if this is not received. We accept a personal check, MasterCard or Visa. We do not accept American Express or Discover.
The final balance payment is due 30 days prior to your arrival. We do not accept personal checks for final balances. Only money orders, bank draft, MasterCard and Visa are accepted. Any payments not made within 30 days of arrival will result in a forfeit of your reservation.
Reservations made within 30 days of your arrival date require full payment.
There is a $25 charge for all returned checks. There is also a $25 late fee for payments, which are later than 30 days upon arrival.

Upon receipt of your final payment, you will be sent key information, directions to property and area information.
Security Deposits
A refundable security deposit will be charged with your reservation. Security deposits are issued with in 30 days upon your departure date provided all home guidelines and check out procedures are followed. You'll find the security deposit amounts listed below the property's description. The purpose of the security deposit is to protect the property and contents, as well as you. Remember, all properties are individually owned and should be cared for as your own.
Security Deposit Protector
New England Vacation Rentals, along with Travel Guard require our tenants to purchase a security deposit protector to our guests for a non-refundable fee of $55. The Security Deposit Protector covers the guest for up to $1,500 if the property or its contents are damaged during the guest's stay, subject to policy terms and conditions.
Please report to our office any damages upon your check in. Once you have checked out, our inspectors will ensure that the property has been left in proper order according to check out procedures and damage free. You must also notify New England Vacation Rentals, Inc. of any damage or theft to the property during your occupancy.
Professional Departure Cleaning
is included in your reservation fee. This is for a normal cleaning…if extreme cleaning is needed, this would be charged and deducted from your security deposit.
Cancellation Policy
Your guest agreement with New England Vacation Rentals Inc. is non-cancelable and there is no early check out reimbursements. Any cancellation requests must be received in writing. If New England Vacation Rentals is able to have the property re-rented for entire canceled reservation period at no loss to Owner, Tenants payments will be refunded less a cancellation fee equal to 25% of the rental rate. If property is not re-rented for entire canceled reservation period, all Tenant payments are forfeited.

However, if due to circumstances beyond our control, a reserved accommodation becomes unavailable or uninhabitable, substitute accommodations will be offered. If you decline our offer for a substitution of a home at same rate value, then a full refund of funds paid to date will be given to guest.
Travel Protection Insurance
We offer travel protection insurance through AIG Travel Guard. This travel insurance will protect you against cancellation or interruption (up to $20,000) should you become unable to go on your vacation or have your trip cut short for some unforeseen reason. It also includes baggage loss or delay, emergency medical transportation and much more. Travel Insurance can give you the peace of mind in case of unforeseen emergencies or mishaps, which can and do happen during vacations.
Please check with carrier about their policy for HURRICANES AND WEATHER.
If you wish to protect your travel investment by purchasing this travel protection, simply fill in the credit card information on your guest reservation form and your coverage will be purchased directly from our website. This small fee will be billed separately from your travel accommodations. You will receive your Certificate of Insurance/Policy directly from Travel Guard shortly after purchase. Should you need to modify or cancel your travel insurance policy, please contact us. Should you have a question about your policy, please contact Travel Guard directly.
Home Set Up and Amenities
All of our homes are equipped for normal housekeeping. Each home has a fully equipped kitchen with all cookware and dishes. All homes have at least basic cable TV or a Dish network. Most homes have landline telephones but be sure to ask about your specific home. The impact of cell phones has resulted in many owners giving up their landlines. Most homes have either a charcoal grill or gas grill but check your home details.
Linens are not included in Cape Cod unless stated for individual property. Our homes in Maine do come with complete linens such as sheets and bath towels. Please call our office for linen rental information.
All beds will have bedspreads, blankets and pillows. Furnishings, appliances, kitchen supplies, deck and beach furniture are provided by owners and New England Vacation Rentals, Inc. takes no responsibility for the overall condition, quality or number of each.
We recommend that you check each home info listing on our website to see specific amenities.
Every effort is made to ensure all information provided by New England Vacation Rentals is accurate and complete. However, New England Vacation Rental Inc. cannot be held responsible for typographical errors, omissions, price changes, and, but not limited to, changes made by owners in furnishings, equipment, bed arrangements, owners changing their listings, or views offered by the property changing after printing or publishing to the internet. Etc.
New England Vacation Rentals Inc. cannot predict construction plans in the area and therefore cannot be responsible for any construction that may be occurring near one of our properties. No compensation or moves to other properties will be considered.
Please confirm all information at the time your reservation is made. Please note that although individual needs and tastes vary, we will be unable to make other arrangements when you arrive.
Beaches, Ponds, Ski Resorts and OTHER local attractions
We are not responsible for weather conditions, closings or actions of any of these local area attractions.
Occupancy Limits
Total occupancy in properties may not exceed the maximum number of occupants allowed as shown on your guest agreement. Children, including babies of all ages, are counted. OVERCROWDING OR MISREPRESENTATION IS GROUNDS FOR IMMEDIATE EVICTION WITHOUT REFUND. Only the names and number of persons specified on the confirmation will be permitted to use accommodations.
We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent. We lease homes without respect to the race, color, religion, sex, national origin, handicap or familial status of any party. Violation of the above is grounds for immediate eviction. NO REFUNDS.
Check-In and Check-Out Procedures
For our Cape Cod Homes - On your arrival day--You will come to our office in Downtown Harwich Port between 3PM-5: 30PM to pick up your check in package and key.
For our Maine homes We will either mail you your check in package with key or meet you at your selected home to check you in. We will let you know 1 week prior to your arrival.
Absolutely NO Early Check-ins. We need the time between rentals to properly prepare and inspect each home. Please notify us of a late arrival so we may make alternative arrangements for you.
Check-Out Time is before 10:00 AM. Follow instructions in your check in package about how to return keys.
YOU WILL BE CHARGED ANOTHER DAYS RENT FOR VIOLATION. Tenants are responsible for following Tenant instructions posted in property and for leaving property and grounds undamaged as requested by owner. If you cannot find the tenant instructions or have questions about our check out procedures you must contact our office. Rental accommodations will be inspected after your departure and must be left in accordance with check out procedures.
We are not responsible for items left behind. We encourage you to contribute to our local food bank and other charitable organizations by donating any unopened, non-perishable items to our local Food Pantry which we can handle for you.
Please make sure you follow all of our of check out procedures and completely lock all doors and windows of home.
Reserve for Next Year
Upon Check out you will be offered a chance to reserve your vacation property/week for the following season. There is a $35.00 non-refundable fee to hold your property. If you cancel your reservation this fee forfeited. Your $35.00 deposit will be applied to your processing fee for the new reservation.
All properties represented by New England Vacation Rentals, Inc. are Non Smoking.
If it is determined that there was smoking in the home this would be grounds for immediate eviction with out refund and loss of full security deposit.
Pet Policy
Pets are not permitted unless otherwise indicated (registered service animals accepted) under the individual property detail. Additional charges for pets vary by individual property and are listed under property detail.
PETS FOUND IN PROPERTIES NOT ALLOWING PETS IS GROUNDS FOR IMMEDIATE EVICTION WITH OUT REFUND AND LOSS OF SECURITY DEPOSIT.
Phones and Cable/Satellite TV
Most of our properties are equipped with telephones, cable and/or satellite TV. Please check the individual property descriptions for these amenities. Most phones have a “long distance block” and Cable/Satellite TV have “pay per view blocks. Most cell services have very good signal in the area. Check with your cell provider.
Locked Owners Closets
Contain owner’s personal property. Please respect these locked closets, cabinets or rooms. They are NOT INCLUDED as part of your rental.
Fireplaces
These are available during the winter rental season, October thru April. Check individual property descriptions for this amenity.
Grilling
Grills are available for your use. Please check the individual property descriptions for this amenity. New England Vacation Rentals, Inc. takes no responsibility for the type or condition of a grill at a particular property. Some grills are charcoal, others propane. Tenants are responsible for either their own charcoal or refilling empty propane tanks. Please be sure you clean the grill and empty the ashes prior to check out.
Property Maintenance
It may be necessary for us to enter the vacation home during reasonable hours for any purpose connected with the repair, care, or management of the property. If this is necessary, we will make every effort not to disrupt your vacation. Every effort is made to keep each property and its equipment in good working order. Please notify New England Vacation Rentals, Inc. of any difficulty you incur during your stay so repairs can be made. We will make every effort to eliminate any problems or have repairs made as soon as possible. Our property owners provide their own service people. Some service people may not be available immediately. We make every effort to have your issue addressed as quickly as possible. No refunds or rebates will be made for mechanical failures or malfunctions, unfavorable weather, early departure, interruption of utilities, maintenance problems, or construction in the area.
Damages
Please report any breakage or damages to us upon occurrence and settle the matter before leaving. If there is any damage to a property, the lessee does agree to be responsible for any damages done by himself, his family, guests or pets. All rental properties are carefully checked between guests by our inspection crews for breakage or damage. Items such as beer kegs, stereo speakers, fireworks, or smoking in a non-smoking property are considered a violation of your lease agreement. Infraction of this rule is grounds for immediate eviction. Tenants are not permitted to move furniture within the property.
Recreation vehicles are not allowed to connect to utilities on the property, nor may the maximum number for the property be exceeded when a recreational vehicle parks at the property. Many areas do not allow three wheel vehicles or motorcycles. Please check with the town you are vacationing in prior to your arrival. Absolutely no fireworks allowed on property.
Vacation Homes for Sale
Many vacation properties are for sale through our affiliated Real Estate Sales Agencies. Please let us know if you are interested in learning more about investment properties while you are here on vacation. We reserve the right to show each rental listed for sale to potential buyers. Efforts will be made to schedule the showing as not to interrupt your vacation.
